With Chocolate and Wine, How Could You Go Wrong?

Now this sounds like an event I can sink my teeth into! The Community and Arts Foundation of Rahcno Cucamonga, CA is hosting a Chocolate and Wine Festival on April 28, 2012 at 4:00 PM in the Victoria Gardens Cultural Center. Aside from bringing joy to the attendees, this festival will also help to raise money for the Foundation, which supports the arts not only in Ranco Cucamonga itself but in the surrounding communities. They host many, many wonderful events each year and even if you don’t like chocolate or wine (I suppose there must be people out there who prefer brussels sprouts and Tang), it is still for a very worthwhile cause. Rancho Cucamonga Short SaleRancho Cucamonga Short Sellers, did you know that some of the major lenders are expanding their Short Sale incentive programs and offering large cash incentives to more and more Sellers in exchange for successful Short Sales?

 

These programs, where a Rancho Cucamonga Seller is offered anywhere from $5,000 to $25,000 cash at the close of a successful Short Sale, were initially started as pilot programs by Chase and Wacovia.

Both Chase and Wachovia realized early on that they netted significantly more when a Seller did a Short Sale on their Rancho Cucamonga home as opposed to forcing the bank to foreclose on it.

Now, with the apparent success of these pilot programs, more major banks including Bank of America, Wells Fargo, Citi Mortgage & others are starting to realize the benefits of Short Sales vs. Foreclosure and are beginning to offer cash incentives as well.

As a matter of fact we are starting to see cash incentives more and more for our Rancho Cucamonga Short Sale clients.  We have seen incentives as high as $20,000 paid to our sellers at the close of escrow on fairly inexpensive Rancho Cucamonga homes.

Is There Homeownership After Your Fontana Short Sale?

Are you wondering if you can buy another home after you do a Short Sale on your present home?

Did you know that FHA has a program that waives their 3 Yr. wait time for certain homeowners that are short selling their Fontana home and want to repurchase.  There are a number of Fontana home owners who will qualify for this program by meeting the “extenuating circumstances” criteria.

The requirements are as follows:

  • Sellers must be current on their mortgage and all other credit obligations for the 12 months prior to the actual Short Sale completion date.

 

  • The Seller must be able to document their “hardship” as:

a) Job loss and subsequent job transfer/ relocation… (a new stream of income will be needed to qualify for the new loan).

b) Catastrophic medical bills (and/or death) incurred by a member of the borrower’s “nuclear family” (i.e. co-signer of the current mortgage, a child, a spouse or other dependent as listed on the borrower’s tax returns).

 

  • The Seller must be downsizing and relocating. (Buying a larger home nearby will not qualify.)

 

  • The Seller must be able to obtain a Short Sale Approval from the lender(s) of their current residence.

 

  • The Seller’s credit scores need to be above 620 and any outstanding collections (usually medical bills) need to be paid THRU ESCROW at COE.

The median sales price for homes in Fontana CA is $201,000.  Compared to the same period one year ago, the median home sales price decreased 4.3% and the number of home sales decreased 14.4%.  The average price per square foot for Fontana CA was $122, a decrease of almost 5% compared to the same period last year.  The average listing price for homes for sale in Fontana CA is currently $225,969, which represents an increase of 0.1%. Fontana’s resale inventory increased slightly about 1% since December 2011. The percentage of distressed properties such as foreclosures and short sales decreased in December most likely because of the lender moratoriums.

You’ve Never Been to Deer Creek?!? You’re Missing Out!

Deer Creek 2When you think of California it’s easy to think of Hollywood or Disneyland, and those are interesting, but Deer Creek is where the real fun is. Am I biased? Absolutely! Deer Creek is a gorgeous neighborhood in Rancho Cucamonga, CA and I’ve watched it grow and evolve over the years.

Not only do we get that famous Southern California sunshine, we also have wine tasting, upscale shopping, golfing (at a course designed by Arnold Palmer, no less), we’re close to skiing and snowboarding and NASCAR… I literally could go on for pages.

The real crown jewel, however, is going horseback riding through some of the most beautiful landscape in So California. I took some pictures of the equestrian trails here in and around Deer Creek, so you can see for yourself what I mean ( I’m not exaggerating)!
