7 Things Every Home Buyer Should Know About a Rancho Cucamonga Short Sale

Rancho Cucamonga Short Sale1. Don’t make lowball offers on a Rancho Cucamonga Short Sales. Lenders don’t have time to play games.  Typically Lenders follow guidelines and want to net at least 85% of the home’s fair market value.  Buyers educated to today’s market know that lowball offers, asking for more than 3% in Buyer’s Closing Cost will be rejected and in this multiple offer environment they may not have the opportunity to make a counteroffer.

2. That’s why the Buyer’s Agents experience is crucial.  However, your Agent has to be knowledgeable enough to guide you in drafting a successful Short Sale offer strategy.  But it’s going to be equally crucial for you to follow their advice and not listen to Uncle Bob who use to sell real estate 5 years ago in a very different market environment or Late Night infomercials that use strategies from another market area. 

3. The Listing Agent’s experience is even more crucial. It’s up to the Listing Agent to know how to submit a complete Short Sale package, along with your offer, to the Lender(s). If this isn’t done in a timely, methodic way with the correct documents from the Seller then your offer has little chance of success no matter how well it is drafted.  If the Listing Agent tells you that they have submitted all offers to the bank . . . move on!!!  You’re dealing with an inexperienced Agent that knows Nothing about Short Sales.  This is what Short Sale Nightmares are made of.  Let that be the Seller’s problem – NOT YOURS!  No matter how much you love the house move on.  Chances of your deal closing are slim to none.

4. The Seller MUST qualify for Short Sale. A good Buyer’s Agent will confirm with the Listing Agent that the Sellers qualify for the Short Sale. If the Sellers have filed Bankruptcy, has an unresponsive lender, private lender or has multiple Lenders the Short Sale has a good chance of being rejected.  Have your Agent do their homework.

5. Most Rancho Cucamonga Short Sales are being sold AS-IS. However, the seller should provide a Property Transfer Disclosure Statement to you and will allow you to make inspections to satisfy yourself as to the physical condition of the property. Make sure your agent schedules a Home Inspection with an experienced Home Inspector.  A Home Warranty is an excellent idea, but most Lenders will not pay for them so be prepared to pay for one yourself.

6. Don’t submit offers without proof of funds, a loan approval and a strong Good Faith Deposit.  You’ve got to show that you are a strong, qualified buyer to have your offer be seriously considered.

7. Be prepared to wait.  Short Sale transactions typically take several months to close escrow.  The Treasury Department released a 43-page document in November 2009 that outlined a proposal for streamlining Short Sales across the banking industry and is supposed to take effect April 5, 2010. Rancho Cucamonga of the Past – Digital Storytelling

Rancho Cucamonga Library was awarded a “California of the Past – Digital Storytelling” grant from the California State Library. As the name implies, Digital Storytelling refers to ordinary people using digital tools to tell their own real-life stories in a new and different way . . . through visual arts – a mixture of computer-based images, text, recorded audio narration, video clips and/or music.

As with traditional storytelling, most digital storytelling focuses on a specific topic and contains a particular point of view. Each unique story becomes a part of the larger shared history of the community. 

 

Daniel Meadows describes digital storytelling  as “multimedia sonnets from the people” in which “photographs discover the talkies, and the stories told assemble in the ether as pieces of a jigsaw puzzle, a gaggle of invisible histories which, when viewed together, tell the bigger story of our time, the story that defines who we are.”

Joggers, BEWARE!

Coyotes are no strangers to the surrounding foothill communities of Rancho Cucamonga.

We’ve always warned our kids not to panic if they found a coyote wandering in the neighborhood. But to definitely stay clear. Coyotes are a part of our natural environment and have coexisted peacefully with humans for thousands of years. They are normally fearful of humans, but tend to come into our environment in search of food, water and shelter since they are having a harder time finding food in their natural habitat.

As we come closer to spring and began to spend more time outdoors, coyote sightings are on the increase. My Daughter came close up and personal with a not so wily coyote as she jogged down Wilson just North of Chaffey College early this morning.  I don’t know who was panicked more – her when she saw it so close or me when she told me the story!

She stated that the coyote seemed to be testing his boundaries and did not appear to be at all afraid of her, but fortunate for her it didn’t appear that hungry either. She said it ran about 20 feet in front of her and then turned and stared.  She immediately crossed the street and without taking her eyes off of it, began looking for something to pick up and throw if it became necessary.  Just as real panic began to set in, she said a car passed, blew its horn startling the Coyote who then ran off down the drive into the Chaffey College preserve.

Even though Coyotes are not generally known to attack adults unprovoked . . . Joggers, BEWARE! 

Homeowners be cautious and take heed to the following tips from the Rancho Cucamonga Animal Care to help you avoid attracting coyotes to your property.  Coyotes are very nimble and clever and have been known to scale any fence if the reward on the other side is sufficiently tempting:

  • Don’t leave small children outdoors unattended or unsupervised.
  • Don’t keep your pet’s food outdoors.
  • Keep your small pets indoors.
  • Keep garbage in a tightly sealed container.
  • Use yard lights or motion detectors to frighten them away.

Needless to say, tomorrow morning my Daughter’s run will include pepper spray and her Pit Bull Terrier, Ryder.

Permanent Modification To Do List

Troubled Rancho Cucamonga homeowners seeking a mortgage loan modification are going to have to prove upfront that they qualify for one, rather than getting it first and verifying it later. Requiring the paperwork upfront is a dramatic program shift from current practices.

The Obama administration announced the revised documentation requirements Thursday as it counters criticism that its $75 billion Home Affordable Modification Program is not working quickly enough to save delinquent homeowners from foreclosure.

Beginning June 1, homeowners seeking a trial modification must provide their lender with two pay stubs, an application form that includes a hardship affidavit and a form that allows the mortgage servicer to electronically access the homeowner’s tax returns.

As many of you know I help people in the Rancho Cucamonga, Fontana, Rialto area all of the time who are behind in the mortgage, facing foreclosure and need help.  Many times when I meet with Sellers they tell me of loan modification companies and Consultants who have contacted them saying they can help them, but instead charge upfront fees, take their hard earned money and then either disappear or become a nightmare to deal with.

Welcome to Googlemonga

Google is planning to build, and test ultra-high speed broadband networks in a small number of trial locations across the country. Google’s networks will deliver Internet speeds more than 100 times faster than what most Americans have access to today with 1 gigabit per second, fiber-to-the-home connections. Google plans to offer service at a competitive price to at least 50,000, and potentially up to 500,000 people.

As a first step, Google put out a Request for Information (RFI) to help identify interested communities. Google welcomed responses from local government, as well as members of the public.  When another Agent here on Active Rain announced that Google was it about 14 days ago, I immediately nominated our City of Rancho Cucamonga.

Google is also looking for sites where it can deploy this network quickly and efficiently. Competition will be fierce for this new technology.
